Construction Begins in Carmel: Home Place Duets

In November 2024, HAND announced plans for Home Place Duets, a bold effort to bring high-quality, supportive rental housing to Carmel’s Home Place neighborhood. Today, that vision is becoming reality.

Construction is officially underway, with equipment now on site and foundations beginning to take shape. This milestone marks an important step forward in delivering six new homes for families who need stability, opportunity, and connection in one of Central Indiana’s most competitive housing markets.

From Vision to Reality

When HAND first introduced Home Place Duets, the project represented more than a development. It reflected a commitment to ensuring that individuals and families with modest incomes could remain part of a thriving community with strong schools, employment opportunities, and access to services.

Located in the Home Place area of Carmel, the development will include three duplex buildings with a total of six three-bedroom rental homes. Designed to blend into the surrounding neighborhood, the project prioritizes quality, durability, and long-term community benefit.

Despite significant infrastructure challenges and high development costs, HAND remained committed to moving this project forward, guided by the belief that safe, stable housing belongs in every community.

Built Through Strong Partnerships

Home Place Duets is being made possible through collaboration between public agencies, nonprofit partners, and experienced development professionals.

The project is supported by HOME and Community Development Block Grant (CDBG) funds, helping ensure these homes remain accessible to families with modest incomes.

Construction is being led by HE Homes, with Inherent Commercial serving as the owner’s representative. Together, these partners bring expertise, accountability, and shared commitment to delivering high-quality housing that serves residents for years to come.

Once completed, all residents will be referred through HAND’s trusted partners, Prevail and Family Promise of Hamilton County. This referral-based model ensures that families who are rebuilding their lives can access stable housing alongside ongoing support services.

Home Place Duets reflects HAND’s broader approach to housing development: small-scale, neighborhood-centered, and rooted in strong relationships.

By creating homes that fit seamlessly into existing communities, HAND helps promote economic diversity, support local employers, and strengthen the fabric of Hamilton County.

Each home represents more than shelter. It represents security for a parent and child, consistency for a student, and a foundation for long-term independence.

Looking Ahead

Construction is expected to be completed in early fall, bringing Home Place Duets one step closer to welcoming its first residents.
