Plum Prairie: An Inside Look

Plum Prairie Project Nears Completion: Historic Homes Reimagined for Affordable Living
We’re thrilled to announce that construction is almost complete on the Plum Prairie project, where HAND has been hard at work rehabilitating two 100-plus-year-old homes on Historic Pleasant Street. Along with these historic homes, we’re also building a new 2-bedroom house on the same street. Once finished, this project will provide four affordable rental units for low-income residents, continuing our mission to create housing options for all.

Preserving History While Building for the Future
In 2022, the City of Noblesville generously donated these vacant houses to HAND after the Pleasant Street extension was rerouted to bypass the historic Plum Prairie neighborhood. This donation allowed us to preserve a piece of Noblesville’s history while providing much-needed affordable housing.

With most of the construction work focused inside, we’re excited to give you a sneak peek at the beautifully restored interiors.

A Community Effort
Our partners at Brenner Design Architects and Home Experts Indy have been integral to the success of this project. The State Historic Preservation Office has reviewed and approved all rehabilitation plans, ensuring that these homes retain their historic charm while meeting modern standards.

Funding
This project has been made possible thanks to $880,000 in HOME funding from the Indiana Housing & Community Development Authority, nearly $305,000 in Community Development Block Grant funds from Hamilton County, and additional support from Lake City Bank and the MIBOR Realtor Foundation’s Economic and Community Development Council.

Once completed, the units will be available to residents earning up to 60% of the area median income (AMI), with one unit reserved for those earning up to 50% AMI and another for those earning up to 40% AMI.
