Plum Prairie Project Nears Completion: Historic Homes Reimagined for Affordable Living

We’re excited to offer an inside look at Plum Prairie, HAND’s latest project nearing completion. This initiative involves the rehabilitation of two 100-plus-year-old homes on Historic Pleasant Street and the construction of a new 2-bedroom house, resulting in four affordable rental units for low-income residents. It’s a perfect blend of preserving history while creating much-needed housing options.

Preserving History While Building for the Future

The City of Noblesville donated these homes to HAND in 2022 after the Pleasant Street extension rerouted traffic away from the historic Plum Prairie neighborhood. This opportunity allowed HAND to preserve Noblesville’s historic charm while addressing housing needs.

With most construction work completed inside, we’re thrilled to share another inside look at Plum Prairie, highlighting how we’ve retained these homes’ character while meeting modern standards.

A Community Effort

The success of Plum Prairie has been a collaborative effort. Brenner Design Architects and Home Experts Indy have worked alongside HAND to bring this project to life. The State Historic Preservation Office approved all rehabilitation plans, ensuring a balance between historical integrity and functionality.

Funding and Impact

This project is made possible by $880,000 in HOME funding from the Indiana Housing & Community Development Authority, $305,000 in Community Development Block Grant funds from Hamilton County, and additional support from Lake City Bank and the MIBOR Realtor Foundation’s Economic and Community Development Council.

When completed, the homes will serve residents earning up to 60% of the area median income (AMI), with some units reserved for those earning 50% and 40% AMI.

Plum Prairie demonstrates HAND’s commitment to affordable housing, proving that history and progress can coexist for the benefit of our community.
