Applications for new Fishers property open May 9

Construction is nearing completion at HAND’s first rental community in Fishers, so applications will be accepted beginning at 9 a.m. Thursday, May 9.

Herron Property Management will process applications for Cumberland Cottages in the order they are received at HAND’s leasing office, 901 Basil Lane in Sheridan, by fax at 317-758-5434, or by email at handpropertiesinfo@herronmgmt.com.

All documentation, including a money order for the nonrefundable application fee, must be received in the Sheridan office within 48 hours of the application being submitted to be reviewed.

Applicants who qualify for residency and who submit all required documentation will be selected on a first-come, first-served basis. Applications received before 9 a.m. on May 9 will be considered after those received at the designated time.

Any applicants who are not selected will be placed on a waiting list.

Cumberland Cottages is an 11-unit development at the southwest corner of 141st Street and Cumberland Road in Fishers. Six of the two-story rental homes are income-restricted:

  • Two 2-bedroom units for residents earning up to 40 percent of Area Median Income. ($27,080 for one person, or $34,840 for a family of three.) Rent: $759/month.
  • One 3-bedroom unit for residents earning up to 50 percent of AMI. ($43,550 for a three-person household, or $48,350 for a family of four.) Rent: $1,125.
  • One 2-bedroom unit and two 3-bedroom units for residents earning up to 60 percent of AMI. ($40,620 for one person, $52,260 for three, or $58,020 for a family of four.) Rents: $954 and $1,265.

The remaining five homes – one 2-bedroom and three 3-bedrooms – will be available at market-rate rents.

HAND’s properties are professionally managed by Herron, which handles leasing, maintenance, and day-to-day operations.

Cumberland Cottages is designed to build community, with four duplexes and three detached cottages oriented around shared green space. Each home has a covered front porch and one-car garage. The property also will include a community garden with raised garden beds.

Funders for the $4.6 million project include the Indiana Housing & Community Development Authority, Citizens State Bank, IMPACT Central Indiana, and the Crosser Family Foundation.

Construction began last summer and is expected to be complete in June.

Founded in 2003, Noblesville-based HAND Inc. is a nonprofit Community Based Housing Organization. In addition to Cumberland Cottages, it owns 142 rental units in Hamilton, Boone, and Tipton counties. Another four are under construction in Noblesville.
